Namrah Sufiyan, Creative Director & Founder

Namrah has spent the past decade styling homes, and in that time one belief has never wavered: the homes that sell fastest, book best, and feel happiest all share one quality, and it isn't square metres. It's warmth. She founded Warm Theory on the idea that warmth is a method, not an accident, something you can plan, layer, and deliver on purpose, every time.

She still leads every project personally, from the first walk-through to the final cushion, with an obsession for texture and light, a soft spot for Melbourne's older homes, and a firm rule that no room leaves our hands feeling like a showroom.

How much does home staging cost, and what affects the price?

Every home is different, so we quote after a free walk-through rather than off a rate card. The main factors are the size of the property, how many rooms we're staging, whether it's full staging (empty home) or partial (working around your furniture), and access, since a fourth-floor walk-up takes longer than a driveway.

As a guide, staging typically costs a small fraction of the price uplift it helps create, which is why agents recommend it so consistently. Your quote is fixed and itemised, so you'll know the total before anything is booked.

How long does the staging furniture stay in my home?

Our standard staging period covers a typical sales campaign, generally six weeks, which comfortably fits photography, opens, and auction day. If your campaign runs longer, extensions are available week to week, and we'll flag the extension rate in your original quote so there are no surprises later. Once the property settles, we handle the de-staging and removal ourselves.

How quickly can you have a property ready?

For staging, we can usually install within one to two weeks of you accepting the quote, and the install itself takes a day or two depending on the size of the home. Airbnb setups typically take two to four weeks from consult to guest-ready, because we're sourcing everything from beds to teaspoons. Interior design projects run to their own timeline, which we agree with you up front, since good sourcing sometimes deserves a little patience.

What areas do you service?

We're based in Melbourne and work across the metro area and surrounds: the inner city, bayside, the eastern and northern suburbs, the west, and down to the Mornington Peninsula. If you're just outside those areas, get in touch anyway; we can often make it work for the right project.

Can you work with our existing furniture?

Yes, and we like to. For partial staging, we keep the pieces that help the sale and supplement around them. For interior design, your existing furniture is our starting point: anything you love stays, and we design the room to make it shine. We'll always be honest about which pieces are working against the space, but the decision is yours.

What's included in an Airbnb styling package?

Everything a paying guest touches. A typical package covers furniture for every room, beds and quality linen, window coverings, lighting, art and styling layers, a fully equipped kitchen, bathroom essentials, and the welcome touches that show up in reviews. We hand back a property that's photography-ready and guest-ready on the same day, and we can coordinate the listing photography too.

Are you insured, and how carefully do you treat our home?

We carry public liability insurance, and every install is supervised by our director in person. Floors are protected during delivery, walls are treated like our own, and we photograph the property's condition before and after so everyone has peace of mind. If something ever goes wrong, we fix it. That's the whole policy.

Do you work with real estate agents?

All the time, and we'd love to work with more. Agents care about reliable turnarounds, listings that photograph beautifully, and a stager who makes them look good in front of their vendor. That's exactly the brief we built Warm Theory around. If you're an agent, get in touch about partnering across your campaigns.
